1. Service Overview

Property Deeds provides a document retrieval service for official copies of HM Land Registry documents.

We are not HM Land Registry and are not affiliated with any government body.

We retrieve official copies of documents as recorded by HM Land Registry. We do not alter, edit or verify the content of those records.

2. What You Are Purchasing

You are purchasing:

  • A retrieval and delivery service
  • An official PDF copy of the requested document
  • Optional printed and posted copy
  • Optional express 1-hour processing service

Prices displayed include VAT.

3. Delivery Times

Standard digital delivery:
Within 24 UK business hours.

Express service:
Within 1 hour during UK business hours.

Printed & posted option:
Dispatched after retrieval. Delivery times depend on Royal Mail or courier services.

We are not responsible for postal delays once dispatched.

4. Cancellation & Consumer Rights

Under the Consumer Contracts Regulations 2013, consumers normally have a 14-day cooling-off period for distance purchases.

However, by placing an order on this website you:

  • Expressly request immediate processing of your order; and
  • Acknowledge that the service begins immediately upon payment; and
  • Confirm that you lose your right to cancel once processing has begun.

Processing begins immediately after successful payment.

As a result, orders cannot be cancelled once placed.

5. Refund Policy

Due to the nature of our service, we do not offer refunds once an order has been placed.

All purchases enter processing immediately after payment confirmation.

Refunds will not be provided in the following circumstances:

  • Incorrect property details entered by the customer
  • The customer changes their mind
  • The customer no longer requires the document
  • The information contained within the Land Registry document is not what the customer expected
  • The customer disputes information recorded by HM Land Registry

Customers are responsible for ensuring that all property details entered at checkout are accurate and complete.

Once an order is submitted and payment is made, it cannot be amended or changed.

Refunds will only be considered where:

  • We fail to supply the requested document; or
  • A demonstrable error has been made by us in fulfilling the order.

Our maximum liability is limited to the amount paid.
